What should the first steps be in a remodeling project?

  • Develop a list of priorities – what you need vs. what you want. If you need to cut costs this list will help you decide what you can do without.
  • Establish a budget – How much are you able to spend? Where is your funding coming from?
  • Get ideas! Look in magazines. Tear out pictures and circle what you like, visit home shows and parades of homes, or take pictures. Check websites such as Pinterest and Houzz and save the designs that speak to you.

How do I select a remodeling contractor?

  • Ask neighbors, friends, and associates for referrals!
  • Look on social media: recommendations from Facebook groups, Instagram or Next Door.
  • Interview remodelers to find out how long they have been in business; have they done a project like yours? Do they have a list of references? Who does the work – the employees or subcontractors?
  • Check with the Better Business Bureau, Chamber of Commerce, and the ROC (registrar of contractors).
  • Are they licensed and insured?
  • What kind of services do they offer?

Why are licenses, workers comp and liability insurance so important?

All of these requirements build confidence for you, in the contractor you have chosen.  A contractor who cares enough about their company, your home and project satisfaction will take all the necessary steps to follow the requirements for the industry. 

The Arizona Registrar of Contractors (AZ ROC) is Arizona’s construction licensing regulatory agency. Per Arizona State Statute, all contractors must be licensed to perform any construction work.  A business license is NOT the same as a contracting license. By not hiring a licensed contractor, you run the risk of being scammed and not having the recourse should there be a problem with your project. 

Orange Cactus Remodeling is appropriately licensed with the AZ ROC and carries the required insurance, workers compensation, and bonds.

What will the remodeling contractor want to know from me?

  • The contractor will ask how quickly you want the project done. Good contractors can have a long lead time. They will want to make sure that you don't expect the project to be completed in an amount of time that isn't possible.
  • Be prepared to explain your project and some information about your house, such as its age and how long you have lived there
  • You may also be asked if you have a budget for your project, this is to ensure that you have a realistic understanding of how much the project may cost.

How much does home remodeling cost?

There are many variables when pricing a remodeling project and each home is unique. Your choices and expectations will influence the overall cost.  Orange Cactus Remodeling will provide you with a FREE detailed estimate based on your wants and needs. How do I pay for my renovation project?

Our payment schedule is 50% down and 50% upon completion.  If schedule dates are far enough out, we will take 25% down; 25% at template time; 50% upon completion.  After we have completed the template, or final measure, we will start ordering your materials.

We accept cash, check, credit cards and bank transfers.  If you choose to use your credit card, there will be a 3% fee.  We will send you an invoice via QuickBooks and you decide how to pay – let us know if you would like the credit card option.

We offer financing through Acorn Finance – let us know you are interested in financing and we will send more informaiton to explore your options.

How do you handle changes to the plan?

Changes sometimes are inevitable.  We can discover something in the wall after demolition that needs to be addressed.  Or, perhaps you think of something additional you would like to add to the project.  All issues will be discussed thoroughly with you and recommendations made.  Once everyone is in agreement, we will do a change order and ask you to sign off on the changes to be made.  Any additional costs will be added to the invoice at the end of the job.

What are the steps to the remodel process?

Step 1:

We will schedule a free, no obligation, appointment to meet with you in our showroom, or at your home, to discuss your project and the priorities you have set.  We get to know you a little and understand your goals, budget and timeline. We can also do a no contact appointment, if you would like to send us photos and basic measurements of your project. 

Once we have established what you are looking for and what your expectations are (wants and needs), we will provide you with a detailed estimate outlining what your options are and the costs associated.

Step 2:

Once we have established a design and agreed upon the cost, we will draw up a contract and get you scheduled on our calendar. 

Communication is very important to Orange Cactus Remodeling and we will be sure that you understand the process and are kept in the loop throughout your project.  We will send you reminders of your upcoming appointments and feel free to reach out if you ever have questions or concerns. 

With this schedule, you will know how long the project should take and the guys will update you as to their progress and any changes needed.

Step 3:

Once your project is scheduled, the next step will be the template, where we come to your home for final measurements and to re-confirm all the elements of your project (ie: colors and styles chosen, fixtures and any other design items chosen). 

Once your project has been templated, we will order all of the necessary supplies to complete your job.

Step 4:

It’s install time!  We will be at your home from 7:30-8:00am in the morning until approximately 3:00pm in the afternoon each day (Monday through Friday, unless otherwise scheduled).

You are more than welcome to stay in your home while we do the work.  We use vacuums with hepa filters and do our best to contain the dust and disruption to you daily life.  All of our installers are our own employees and have been thoroughly vetted by us.  We take great pride in doing a first-rate job and rest assured your home and safety will be our priority. 

We will start by removing any items to be replaced and prep the area(s) for your new surfaces.  Plumbing and electrical are all handled in-house and your new products will be installed with the utmost care and concern. 

Step 5:

Once your installation is complete, we will do a final walk-through with you to confirm everything is done to your satisfaction and have you sign off on the project so we can return your home to you. 

All of our labor is warrantied for two years per the AZ Registrar of Contractors’ workmanship standards, and most of our products also come with their own manufacturer’s warranties. We will send you care instructions for your new kitchen and bath products, but feel free to reach out if you have questions.
